Smart Security for NJ Homes: Cameras, Locks, and What Your Insurance Company Wants to Know
PoE cameras vs WiFi, smart lock options, NJ insurance discounts, and what requires a licensed alarm company. Smart security guide for NJ homeowners.

Smart security is consistently the number one reason NJ homeowners start exploring smart home technology. Between video doorbells, outdoor cameras, and smart locks, the options range from $200 DIY kits to $20,000+ professional systems. Here is how to make the right choice for your home and budget.
PoE Cameras vs. WiFi Cameras
This is the single most important decision in a security camera system.
WiFi cameras (Ring, Nest, Arlo):
- Easy to install, no wiring needed
- Depend entirely on WiFi signal strength — drop offline during router issues
- Video quality degrades when WiFi is congested
- Cloud storage requires monthly subscription
- Fine for a doorbell and one or two spots
PoE (Power over Ethernet) cameras (Luma, Verkada, Ubiquiti Protect):
- Powered and connected through a single Ethernet cable — never drop offline due to WiFi
- Consistent high-quality video regardless of network traffic
- Record locally to an NVR (Network Video Recorder) — no monthly cloud fees
- Professional-grade night vision, analytics, and remote access
- Require Cat6 cable run to each camera location
Our recommendation: If you are renovating and walls are open, always run Cat6A to camera locations and install PoE cameras. The reliability difference is night and day. If you cannot run wire, WiFi cameras are acceptable for low-priority locations.
Smart Locks: What Works Best
Smart locks replace your existing deadbolt with a keypad, biometric, or app-controlled lock:
- Yale Assure Lock — Our most-installed smart lock. Clean design, integrates with Control4 and Savant, supports temporary codes for contractors and guests.
- Schlage Encode Plus — Built-in WiFi, Apple Home Key support (unlock with iPhone or Apple Watch), strong build quality.
- Baldwin Evolved — Premium aesthetic for high-end homes. Same electronics as Yale/Kwikset (parent company) in a designer package.
All smart locks allow:
- Unique codes for family members, cleaners, and contractors
- Auto-lock on a schedule
- Activity logs showing who entered and when
- Remote lock/unlock from your phone
- Integration with your automation system (lock all doors with one "Goodnight" button)
NJ Insurance Discounts for Smart Security
Most NJ carriers offer premium discounts for security systems:
- Professionally monitored alarm system: 10-20% discount on homeowner insurance
- Security cameras (self-monitored): 2-5% discount with some carriers
- Smart water leak detection with auto-shutoff: 3-5% with participating carriers
With NJ's average homeowner premium at $1,200-$1,500 per year, a 15% discount saves $180-$225 annually. Over 10 years, that is $1,800-$2,250 in savings — a meaningful offset against the system cost.
To maximize your discount: Ask your carrier specifically what qualifies. Most require UL-certified central station monitoring for the full discount, not just self-monitoring through an app.
What Requires a Licensed Alarm Company in NJ
This is where NJ law gets specific. Under NJSA 45:5A:
- Monitored alarm systems (burglar or fire alarms that dispatch police or fire department) must be installed by a company licensed under NJSA 45:5A.
- Standalone security cameras that are not connected to a monitored alarm system — meaning they just record or send you alerts — generally do not require the alarm license.
- Smart locks installed as part of a home automation system (not locksmith work) fall in a gray area but are generally handled by contractors.
Our approach: We install all camera infrastructure (wiring, mounting, network configuration) and smart locks in-house. For monitored alarm systems with central station dispatch, we partner with a licensed NJ security company to handle the alarm panel, monitoring contract, and permit with your local police department.
Where to Put Cameras on a NJ Home
Based on our experience with hundreds of NJ homes, the priority camera locations are:
- Front door / driveway — Captures all visitors, deliveries, and vehicles
- Rear yard / patio — Covers the backyard and rear entry points
- Garage — Interior garage camera shows vehicle status and entry
- Side yards — Often the least-visible entry points for break-ins
For larger properties in Warren, Watchung, Bernards, and Chester — where wooded lots and long driveways are common — add cameras at the driveway entrance and any outbuildings.
Plan Security During Your Renovation
Running Cat6A cable to camera locations during a renovation costs $50-$100 per run. Retrofitting the same cable into finished walls costs $500-$1,500. If you are doing any renovation work, include security camera pre-wiring in the scope — even if you install the cameras later.
